Abstract

This study surveys 150 students in selected localities in western Hanoi to examine associations between six groups of housing characteristics and rental intention scale (YD). The groups comprise location, environment, security, price, services and social relationships. The analyses include descriptive statistics, Cronbach’s alpha, exploratory factor analysis and multiple linear regression. The reported results show alpha values of 0.813–0.918, with six independent factors explaining 71.57% of the variance in 26 items. Five groups have positive coefficients at the 5% significance level, in descending order of standardized beta: location (0.2184), price (0.2078), security (0.1987), services (0.1767) and environment (0.1362). Social relationships do not reach this threshold. YD combines continued renting, recommending the accommodation and satisfaction; it is not a direct measure of signing a rental contract. The findings inform proposals concerning access to educational institutions, transparent housing costs and improved living conditions. Interpretation is limited to the surveyed sample and the content of the measurement scale.
